Frequently asked questions
How do you identify the source of an inter-floor leakage?+
We inspect both the affected unit and the suspected source unit, look for visible defects and, where needed, run ponding, pressure, flow or dye tests. The finding, its confidence level and the tests conducted are written in the inspection report.
Do you need access to the upstairs unit?+
Usually yes. Most inter-floor leaks originate from the bathroom floor or pipes of the unit above. Management helps coordinate a joint inspection; if access is not possible, the case is flagged and rescheduled.
Is it a waterproofing problem or a pipe problem?+
A ponding test isolates the floor waterproofing; a pressure test isolates the supply pipes; a flow test checks the waste pipes and floor trap. The combination tells us which system has failed.
When is PU injection suitable?+
PU injection seals cracks and honeycombs in the concrete slab. It does not fix a failed waterproofing membrane or a leaking pipe, so we only recommend it when the crack itself is the confirmed path of water.
When should the ceiling be repaired?+
Only after the source is rectified and a monitoring period has passed without recurrence. Reinstating the ceiling first hides the evidence and often has to be redone.
Will I get a report?+
Yes. Every case has an inspection report with photos, and repairs end with a completion report. Management cases also get the statutory Form 28 prepared from the same findings.
Who pays for the repair?+
Under the Strata Management Regulations, the party whose parcel or property caused the leakage is responsible for rectification and for damage to the affected parcel. Form 28 issued by the management records this determination. We provide the inspection and repair services; the allocation of responsibility is made by the management body.
What if the leakage comes back?+
Leakage sources can be intermittent or concealed. Report it through your case link during the monitoring period and we will re-inspect. Additional testing or opening works may be required before the source can be confirmed.
